Adaptive Reuse is the practice of transforming preexisting, underperforming or vacant buildings from one type to another. An adaptive reuse of a vacant office building in lower Manhattan would convert the building into a more productive building type like residential without full demolition. ROI math and physical adaptability determine a building’s candidacy for adaptive reuse - a historically significant building with a robust interior structure in the upper East of Manhattan would more likely be adaptively reused - while a dilapidated building in the financial district would be a teardown candidate.
