Flexible Listing Agreements

Yes, we only work on exclusive listings but the language in our agreement can be easily modified. Additionally, we provide every client with a 20-day cancellation provision for any, or no, reason at any time. We are confident that clients will be so happy with our service that they won’t exercise this right so we are happy to include it.

Cooperating Broker Outreach

Getting back to our roots, BKREA will offer co-broking on many of our exclusive listings with outside brokers. This practice has long been in the seller’s best interest, yet it has been abandoned by many brokerages. To ensure complete transparency and a level playing field for every buyer, we will proactively reach out to the brokerage community on all applicable listings.

Services

Property Sales

We provide property sales services to property owners within New York City. As has always been the case during Bob’s 40-year career, the company will only represent sellers and only on an exclusive basis. Representing “sellers only” has eliminated any potential conflicts of interest and allowed for a pure “keep the client’s best interests in mind” approach. Everything BKREA does revolves around achieving the best possible results for their clients, which is almost always achieving the highest price on the best possible terms.

Note Sales

We provide consulting and sales services to banks and lenders who look to sell notes collateralized by properties in New York City. Bob has been selling notes since the Savings and Loan Crisis in the early 1990s. These services include work on non-performing loans only.
We also have extensive experience working with the bankruptcy court and the bankruptcy process, and can assist with connecting clients with the appropriate people who are experts in this area.

Valuations

We provide Broker Opinions of Value (“BOVs”) for property owners who are considering a sale of their property in New York City and will provide these services primarily on a complimentary basis.
These valuations are not formal MAI appraisals but contain much of the same information contained in a formal appraisal. Historically, the IRS has accepted our BOVs for estate tax purposes. BOVs obtained for this purpose shall not be complimentary.

Consultations

We provide consulting services to market participants in a variety of ways including: expert testimony regarding brokerage issues, expert testimony regarding property valuation, land arbitration services, expert testimony regarding transferable development rights,  and historic façade easements testimony. BKREA will also offer 1031 tax-deferred exchange consultation and section 467 transaction structuring. Services will also include advising lenders regarding non-performing loans.

Market Reports

We provide clients with the most comprehensive market reports available in the market. The company's datasets, in many cases going back to 1984, and the data has been derived utilizing the same methodology over these past 40 years. This same methodology creates a consistent relationship regarding fluctuations within the data and provide a level of integrity within the data that does not exist if the methodology is not consistent.

Given the meticulous attention to detail BKREA has on land sales going back to 1984, market share, and the opaque nature of many of these transactions, Bob Knakal is a powerful ally to any participant in a land arbitration. The history of success is unparalleled.
