BK Real Estate Advisors (BKREA) closed out September with strong momentum, reporting more than $300 million in transactions closed since July 1 as the firm enters the fourth quarter of 2026. The September review highlights continued buyer activity across New York City, a substantial contract pipeline, the launch of BKREA’s NYC Air Rights Intelligence platform, and several policy changes expected to influence land values and development activity.
Since July 1, BKREA has closed 10 transactions totaling more than $300 million, representing nearly one-third of the firm’s 2026 dollar volume in approximately two months. Year to date, BKREA has closed 34 transactions totaling $874.75 million and approximately 2.825 million square feet, with another 11 deals under contract worth approximately $280 million. Based on its current pipeline, the firm’s 2026 closed volume is on track to exceed $1.15 billion.
BKREA has completed 10 transactions totaling more than $300 million since the beginning of July, demonstrating strong transaction activity heading into the final quarter of the year.
With 11 additional transactions under contract totaling approximately $280 million, BKREA enters Q4 with a substantial pipeline that could push 2026 closed volume above $1.15 billion.
September capped a strong summer of activity, with BKREA reporting continued capital availability and active bidding for well-positioned New York City properties.
The firm currently holds 71 exclusive listings totaling more than $3 billion, including more than $3 billion in land and air rights assignments, underscoring its continued focus on seller representation and development opportunities.
BKREA launched NYC Air Rights Intelligence, a proprietary platform tracking hundreds of transferable development rights transactions across New York City. The system provides comparable sales information by neighborhood, TDR type, transaction size, and price per square foot.
The new intelligence platform is designed to help owners and investors better understand pricing across different types of air rights transactions, including landmark transfers, ZLDA transactions, UAP certificates, and special district opportunities.
BKREA’s September review highlights several policy developments to watch, including affordable housing fast-track rules, the proposed COPA legislation, small-lot construction reforms, the Block by Block housing plan, and the new pied-à-terre tax.
BKREA’s September performance reflects a broader shift in the New York City investment sales market. While market conditions remain selective, capital continues to move toward properties with strong fundamentals, attractive development potential, and clear value propositions.
The firm’s transaction volume since July, combined with its active contract pipeline and more than $3 billion in exclusive assignments, positions BKREA for a strong finish to 2026. At the same time, the launch of NYC Air Rights Intelligence demonstrates the firm’s continued investment in proprietary data and technology to help owners better understand increasingly complex development opportunities.
According to BKREA Managing Director Genessy Jaramillo:
“Air Rights Intelligence gives us hard data to underwrite each deal, instead of going in without the tools to back it up.”
The combination of transaction experience, proprietary research, and targeted market intelligence remains central to BKREA’s approach as the firm enters the fourth quarter.
As BKREA enters Q4, the firm’s performance reflects continued activity across New York City’s investment sales and development markets. With significant transactions already completed, a substantial pipeline under contract, and new data tools supporting air rights analysis, BKREA is positioned to carry its summer and September momentum into the final quarter of 2026.
The firm’s September review also reinforces the importance of understanding the policy environment alongside property fundamentals. Changes involving affordable housing, development regulations, multifamily sales, small-lot construction, and luxury housing taxation could influence how investors evaluate land and development opportunities throughout the remainder of the year.
